Federal-era seaport, tidal marsh, two centuries of water
Mold, Water Damage & Painting in Newburyport, MA
Newburyport sits at the mouth of the Merrimack, and its historic district is full of homes built two centuries before anyone thought about vapor barriers. Salt air, river humidity, and tidal marsh on three sides make moisture a permanent condition rather than an event.
What we see in Newburyport buildings
The Federal-era homes in the historic district were built with plaster over brick or lath, dirt or partial cellars, and roof geometry that sheds water in complicated ways — valleys and dormers that concentrate runoff exactly where flashing fails first. Down toward the South End and the waterfront, high water tables and salt air add to it. These houses have survived two hundred years because they were built to dry out; problems start when modern insulation or finishes stop them from doing that.

Will remediation damage the original features of my historic home?
It should not. Our approach on historic properties is to contain the affected area, remove what has to go, and preserve original plaster, trim, and framing wherever it is salvageable. We would rather spend the extra hours saving material than replace it with something that does not match.
Why is my cellar damp even when it has not rained?
Near the Merrimack and the marshes, water tables stay high and humid summer air condenses on cool masonry. That alone can keep a cellar damp with no leak at all. Measuring humidity over time tells you whether you have a water intrusion problem or a ventilation and dehumidification problem.
