Finished basements, ledge, and subdivisions built on wet ground

Mold, Water Damage & Painting in Stratham, NH

Serving Stratham

Stratham is mostly newer than its neighbors — subdivisions built from the 1980s onward on large lots, plus a smaller core of older homes near the town center. The recurring problem here is not a two-hundred-year-old foundation. It is a finished lower level built on ground that moves water.

What we see in Stratham buildings

Much of Stratham sits on shallow ledge and dense glacial soil. Water that cannot percolate down runs laterally along the top of the ledge instead, and in wet springs it finds the path of least resistance — which is frequently the backfill against a foundation wall. Homes from the 80s and 90s often have that lower level finished with framed walls, batt insulation, and carpet installed directly against concrete, so when water does come through, it soaks into assemblies that hold it out of sight for weeks. That is the call we get most in Stratham: no visible water, a smell in the basement, and growth found behind the finished wall once it is opened. Newer construction adds the other modern issue — tight envelopes where undersized ventilation lets humidity build up indoors.

Common questions

Stratham homeowners and property managers ask us

There is no standing water in my basement, so why does it smell?

In finished lower levels, water rarely shows up as a puddle. It wicks into the bottom plate, the batt insulation, and the back of the drywall, and stays there. The smell is the first and often only symptom until someone opens the wall. A moisture meter reading along the base of the wall will usually tell you within minutes whether that is what is happening.

Should I refinish my basement the same way after remediation?

We would not. Framed walls with fiberglass batts against concrete are the assembly that caused the problem. If the lower level is getting rebuilt, this is the moment to change the detail — that conversation is part of the quote, not an upsell after the fact.
