Riverfront and rural, with shipyard commuters in between
Mold, Water Damage & Painting in Eliot, ME
Eliot runs along the Piscataqua between Kittery and South Berwick — a quieter, more rural town than its neighbors, with older farmhouses, riverfront property, and a steady population of Portsmouth Naval Shipyard commuters in newer houses along the Route 236 corridor.
What we see in Eliot buildings
Eliot's older housing is the classic rural New England mix: farmhouses with fieldstone or block cellars, ells and additions built over dirt crawlspaces at different times, and outbuildings that were never meant to be conditioned. Almost everything is on a private well and septic, so nobody is on a municipal system that would flag a problem. Riverfront property along the Piscataqua adds tidal humidity and, on low parcels, a water table that sits close to the cellar floor much of the year. The newer subdivision housing off Route 236 brings the modern set of issues instead — tight envelopes, finished basements, and ventilation that is adequate on paper and undersized in practice.

There is a dirt crawlspace under my addition. Is that a problem?
It is a moisture source unless it is sealed. Bare soil releases water vapor continuously into the space above it, and in an unvented or poorly vented crawlspace that humidity condenses on the framing and subfloor. A sealed vapor barrier over the soil is one of the cheapest durable fixes in an old house, and it usually does more than any amount of cleaning.
Does the Maine mold law apply to me in Eliot?
If you rent property, yes — Public Law 2025, chapter 515 took effect statewide on January 11, 2026 and added mold to the implied warranty of habitability under 14 M.R.S. section 6021. It applies to rentals throughout Maine, not just the larger towns. That is general information, not legal advice; if you want it interpreted for your situation, talk to a Maine attorney.
Do you cover the rural parts of town?
Yes. Eliot is roughly 25 minutes from our Epping shop, and we work the whole town — riverfront, village, and the outlying roads.
