Mold, Water Damage & Painting in Rye, NH

Serving Rye

Rye has New Hampshire's most exposed coastline and some of its most exposed buildings. Shingle-style summer homes, mid-century oceanfront builds, and newer construction all take weather here with nothing in front of them, and it shows up on the building envelope first.

What we see in Rye buildings

Direct ocean exposure is the whole story in Rye. Salt aerosol coats siding and trim continuously, wind-driven rain gets pushed uphill under clapboard and through window heads, and freeze-thaw works on every joint the salt has already opened. Coatings that would hold for eight years inland can start failing on an oceanfront elevation in three. Inside, the older seasonal houses along Ocean Boulevard have the classic combination: low crawlspaces, knee walls, and unheated shoulder seasons. Further back from the water, Rye's inland neighborhoods sit on ledge and clay, which pushes groundwater sideways into basements that were finished when the lot looked dry.

Services

What we do in Rye

Exterior Painting

Oceanfront elevations need salt washed off, chalking removed, and bare wood primed before anything else goes on. Skipping that is why coastal paint jobs fail early.

Storm Damage Response

Nor'easters push water into buildings that handle ordinary rain fine. Tarping, extraction, drying, and documentation after wind-driven intrusion.

Mold Remediation

Crawlspaces, knee walls, and finished lower levels on ledge. We find where the water is entering before we remediate what it grew.

Common questions

Rye homeowners and property managers ask us

Why does my oceanfront paint fail so much faster than my neighbor's inland?

Salt aerosol, constant moisture, and UV all hit an oceanfront elevation far harder, and salt residue left on the surface stops paint from bonding no matter how good the product is. The elevations facing the water almost always need recoating on a shorter cycle than the sheltered sides — planning for that unevenness costs less than repainting the whole house early.

Water came in during a nor'easter but the roof is fine. How?

Wind-driven rain does not fall — it gets pushed horizontally and upward, so it gets under siding laps, behind trim, and through window and door heads that shed vertical rain perfectly well. The intrusion point is often several feet from where the stain appears. Thermal imaging and moisture meters find the actual path.

How far in advance should I book coastal exterior work?

Earlier than you would inland. The usable painting window on the coast is narrower — you need dry substrate and moderate humidity — so summer and early fall book up. Reach out in late winter or spring for the best scheduling.
